House / Cottage for Sale in Bednarec near Jindrichuv Hradec
Real estate description
Hello there!
Are you looking for a family home that you can gradually renovate and shape according to your own vision? Or perhaps a countryside cottage where you can escape the everyday rush, light the stove and simply enjoy the peace and quiet of rural life? This property in Bednárec, not far from Jindřichův Hradec, offers both possibilities.
The current layout is 2+1, comprising a main living room, a kitchen and a bedroom. The ground floor also includes a woodshed, which could be converted into a utility room as part of a future renovation, as well as a dry toilet and a separate room intended for a future bathroom, which has not yet been completed.
The attic offers further potential for the future. If the current layout eventually proves too small, this space could provide an opportunity to extend the living area. There is also a practical stone cellar beneath part of the kitchen, which has traditionally been used for food storage.
At present, the house is set up in a simple way that is better suited to recreational use. Water is supplied from a private borehole with a functioning pump. There is also a well on the property, although it is currently not in use.
Wastewater disposal is currently handled in a basic manner. Wastewater from the kitchen sink is discharged towards the boundary of the property, while the toilet is connected to a small concrete cesspit measuring approximately 2 × 2 metres and around 2 metres deep. According to the owner, it is emptied approximately once a year. In the future, it would therefore be advisable to install a larger cesspit or potentially a private wastewater treatment system, subject to the necessary approval.
Heating is provided locally. There are stoves in both the kitchen and the bedroom, while the main living room features a substantial fireplace with good heat-retention properties.
The technical condition of the house reflects its age and should be viewed accordingly. The external walls are of mixed construction, combining brick and stone, the façade has a traditional roughcast finish and the roof is covered with Eternit roofing. Most of the windows are wooden, the floors are mainly finished with linoleum or carpets laid over a basic concrete layer, and the electrical wiring is aluminium.
Then there is the outdoor space. The garden provides a pleasant place to sit, relax and enjoy the simple pleasures of countryside living. Together with the character of the house, it creates an appealing retreat for anyone who enjoys a peaceful rural lifestyle.
Bednárec is a small village located approximately 10 km northeast of Jindřichův Hradec. In nearby Jarošov nad Nežárkou, there is a kindergarten and a primary school for Years 1–5, while further educational facilities and wider town amenities are available in Nová Včelnice and Jindřichův Hradec.
