The most useful marketing tools are the ones that help a buyer quickly understand the space, condition, layout and atmosphere of the property. For most apartments and houses in Czechia, good photos and a clear floor plan are the foundation. Video helps show the surroundings, garden, access and atmosphere. A virtual tour is most useful for houses, split-level apartments, recreational properties and other properties where buyers need to understand the layout before arranging an in-person viewing.

Not every property needs every tool. A small apartment in Jindřichův Hradec, a family house in South Bohemia, a cottage in the countryside and an investment property in Prague each need a different presentation strategy. The goal is not to create the most expensive marketing package. The goal is to help the right buyer understand the property and help the seller defend the asking price.

What buyers really look for online

When buyers open a listing, they usually try to answer a few practical questions very quickly: Does the property meet my needs? Do I understand the layout? How large are the rooms? Does the condition look trustworthy? Is it worth arranging a personal viewing? Does the price match what I see?

Photos create the first interest. A floor plan explains the space. Video shows atmosphere, surroundings and context. A virtual tour helps buyers make a more informed decision before they visit the property in person.

The real value is not that the presentation looks modern. The value is that it brings better-prepared buyers, reduces unnecessary viewings and supports the price during negotiations.

Floor plan: often the most practical part of the presentation

A floor plan is useful in most property sales. Photos often do not show how rooms connect, where the entrance is, how the hallway works, where the bathroom is located or how the kitchen relates to the living area.

With houses, a floor plan also helps buyers understand the relationship between floors, technical rooms, garage, cellar and garden. With recreational properties, it can show whether the layout works for weekend use, a larger family or possible rental use.

A floor plan is especially useful when the layout is not obvious, there are several rooms or floors, the property has renovation potential, the buyer is considering changes, or the practical division of space matters.

With older houses and cottages, the floor plan should be handled carefully. It should reflect the actual condition and should not promise building changes that have not been verified. If a buyer is considering changes to the layout, removing walls or extending the living area, the options should be checked with a designer, building expert or the relevant building authority.

Good photos come first

Before discussing video or a virtual tour, the photos need to be done properly. Photos often decide whether a buyer opens the listing and keeps reading.

Good real estate photography is not only about sharp images. It should show the space, light, condition and advantages of the property truthfully. The property should look attractive, but not misleading.

Overly wide angles, unrealistic colours or hidden defects may increase clicks for a short time, but they often create disappointment during the viewing. A disappointed buyer usually trusts the rest of the listing less as well.

Video: useful for houses, cottages and properties with atmosphere

I use video for most sales because it helps present the property quickly, including outside the main real estate portals. The difference is in the role the video should play.

For a standard property, the video can be short and informative. For a family house, cottage, land or property with attractive surroundings, it can show the atmosphere, access, garden, view, street and connection between the building and the place.

Video is useful where photos do not explain enough: access to the property, surroundings, garden, the relationship between the house and the plot, or the atmosphere of the location. This is why video often works well for houses, cottages, farmhouses, larger apartments and properties where the surroundings are important.

A good video should be short, clear and structured in a way similar to an in-person viewing: access, exterior, main living areas, technical areas and surroundings. It should not distort the space or hide weak points. A good video does not replace reality; it helps buyers understand it faster.

Virtual tour: excellent for pre-selection, but not always necessary

A virtual tour allows the buyer to walk through the property online at their own pace. It is strongest when we want to reduce unnecessary in-person viewings and explain the space properly.

In practice, I prefer using virtual tours for houses and more unusual properties where photos alone may not explain the layout. With a house, a virtual tour helps buyers understand the floors, room connections and overall flow of the space. The same applies to split-level apartments, such as maisonettes, or other atypical layouts.

In one family house, for example, it was important to show that the kitchen and dining area were on the ground floor, while the living room was on the next floor. The location was beautiful, but this layout did not suit some buyers. In such a case, a virtual tour helps ensure that people who come to the in-person viewing already understand the layout and can decide whether it works for them.

I would consider a virtual tour especially when the property is spatially complex, when selling a house, cottage, terraced house or larger apartment, when buyers may come from outside the local area, or when the sale requires a higher level of transparency.

For a small apartment with a simple layout, the benefit may be lower. Good photos, a clear floor plan and a short video may be enough.

What usually brings the best return

For a standard sale, I would not start with the most expensive marketing tool. I would start with the basics: market price, property preparation and the target buyer group.

Only then does it make sense to decide on photos, floor plan, listing text, distribution, video, virtual tour, drone shots or other promotion.

Sellers sometimes ask whether it is better to invest in video or a virtual tour. It depends on the goal. Video works better with emotion, atmosphere and surroundings. A virtual tour explains the space and helps buyers make their own judgement.

How I would choose the presentation by property type

Apartment

For an apartment, the most important tools are usually good photos, a floor plan and a clear description of the layout. Video makes sense in most sales, but its scope depends on the apartment, location and target buyers. A virtual tour is especially useful for larger apartments, maisonettes or unusual layouts.

Family house

For a house, I would almost always work with a floor plan. Photos need to show the interior, exterior, garden, technical areas and surroundings. Video is often very useful because it shows how the house connects to the plot. A virtual tour can help significantly with buyer pre-selection, especially when the house has several floors or an unusual layout.

Land

With land, accurate information is usually more important than an impressive format. Buyers typically need to understand access, boundaries, utilities, zoning plan, restrictions and realistic use. Basic information about ownership and cadastral data can be checked through the official Czech Land Register viewing application. Zoning documentation should be verified through the National Geoportal for Spatial Planning and with the relevant municipality.

Video or aerial shots can be useful if they explain the location, surroundings, orientation, view or character of the place.

Recreational property

With a cottage, cabin or recreational house, video can have a strong effect. Buyers are not buying only the building, but also the atmosphere, place, garden, view, privacy and accessibility. A virtual tour is useful mainly for buyers coming from a greater distance.

With older recreational properties, marketing should not hide the technical condition. When selling a building or a defined part of a building, the Energy Performance Certificate, known in Czech as PENB, may also need to be addressed. Basic information is provided by the Czech Ministry of Industry and Trade.

Investment property

With an investment property, clarity and facts are crucial. Photos, floor plan, technical condition, income potential and documentation are usually more important than an impressive video. A virtual tour can help with larger or occupied properties, but tenants’ privacy must be respected.

For occupied investment properties, presentation should be handled carefully. Photos, video or a virtual tour should not unnecessarily show tenants’ personal belongings. In some cases, it is better to rely on a floor plan, basic documentation and controlled viewing arrangements.

Common mistake: expensive marketing without strategy

A common mistake is starting with expensive marketing before the strategy is clear. If the property is overpriced, poorly prepared, unclearly described or missing important documents, a better video will not solve the problem. It will only bring more people to a listing that does not convince them.

Before deciding on the marketing format, I first look at the realistic market price, preparation of the property, target buyer group, strengths and weaknesses of the offer, legal and technical documents and the right sales strategy.

Only then does it make sense to decide whether to use a floor plan, video, virtual tour, drone shots or targeted promotion.

My practical conclusion

A floor plan usually brings a very good balance between cost and practical value. Video helps when atmosphere, surroundings or a larger context matter. A virtual tour is most useful when it saves time and helps pre-select serious buyers.

The goal is not to use everything. The goal is to choose the tools that fit the specific property, its price level and the type of buyer we want to reach.
